Cost to reside a house by wall area

How to estimate your wall area: measure the length and height of each side of the house, multiply, and add the sides together. Add the triangle-shaped gable ends (width × height ÷ 2), then subtract large windows and garage doors. Most two-story NJ homes land between 1,500 and 2,500 square feet of wall.

What adds to a siding quote
Removing the old siding
Tearing off and hauling away the old siding usually adds about $1,000 to $3,000, depending on the size of the house and what is coming off. Removing stucco is a bigger job than removing vinyl or aluminum.
Repairs to the wall underneath
Once the old siding is off, we can see the sheathing. Soft or rotted spots, often around windows, doors and where gutters overflowed, need to be fixed before new siding goes on. This is why a good contractor gives you a per-sheet price for sheathing up front.
House wrap
A weather barrier behind the siding is what actually keeps water and air out of your walls. We install house wrap on every full siding job. If a quote does not mention it, ask.
Trim, soffit and fascia
Window and door trim, corner posts, soffit and fascia all add labor and material. Wrapping old wood trim in aluminum or PVC means you will not be scraping and painting it again.
Painting
Vinyl never needs paint. Fiber cement can come pre-finished from the factory (James Hardie’s ColorPlus), or it can be painted on site, which adds to the cost and to future maintenance.
Stories and access
A two-story or three-story house needs more staging and time than a ranch, and tight lot lines, decks and landscaping can slow things down.
Switching from stucco to siding
A lot of NJ homeowners with cracking stucco ask about switching to siding. Because the stucco has to be removed and the wall repaired first, it costs more than a standard re-side.
