Flat roofs fail differently from shingle roofs. Watch for water that sits in low spots for days after rain, blisters or bubbles, seams that are lifting, cracks around vents and HVAC curbs, and leaks near parapet walls. Years of patches on top of patches usually hide where the real problem starts.
Flat roofs we work on
Shingles should never be used on a roof that is too flat for them, and we see it often on rear sections of older homes. Low-slope roofs need a membrane system like EPDM or modified bitumen.
Drainage is everything. A flat roof with clogged drains or low spots will fail early no matter what material is on it, so we fix the drainage as part of the job.

If the leak is in one spot and the rest of the membrane is still flexible and well attached, a repair usually makes sense. If there is water under the membrane, soft decking, or years of patches, replacing it is usually cheaper in the long run. We show you photos and price both when both are reasonable.
Both work well when installed correctly. EPDM is a durable rubber membrane; modified bitumen is a layered system that holds up well to foot traffic. We recommend the one that fits your roof and budget.
Often, yes. On a replacement we can add tapered insulation or build up slope toward the drains, and we clear or add drains and scuppers where needed.
