Types of metal roofing

"Metal roof" covers a few very different systems. The right one depends on the pitch of your roof, the look you want and your budget. At your estimate we go over which ones fit your house.

Common metal roof types

Standing seamExposed-fastener panelsMetal shinglesStone-coated steel
  1. Standing seamLong vertical panels joined by raised seams, with the fasteners hidden underneath. It is the clean, modern look most people picture, and it works on lower pitches where shingles do not.
  2. Exposed-fastener panelsCorrugated or ribbed panels screwed through the face. Less expensive and common on garages, sheds and outbuildings, but the screws and washers need checking over the years.
  3. Metal that looks like shinglesMetal shingles and stone-coated steel are pressed to look like shingles, slate or shake, so you get metal's lifespan without the barn look.

Metal roof vs shingles

A metal roof usually costs more up front than an architectural shingle roof, often around two to three times as much. In return it can last 40 years or more, sheds snow, holds up well in wind and needs little maintenance. If you plan to stay in the house a long time, metal can pay for itself. If you may sell in the next 10 years, a quality shingle roof is usually the better value.

An honest comparison

Because we install both, we can price your roof both ways so you can compare. See our GAF, Owens Corning and CertainTeed shingle options and our roof replacement page, or book a free inspection.

What to know before you go metal

Metal is a great roof, but it is not right for every house. These are the questions we walk through with every homeowner.

  1. Snow slides offThat is good for the roof, but snow can come off in sheets over doors, walkways and decks. Snow guards fix that.
  2. NoiseInstalled over solid decking and underlayment, a metal roof on a house is usually not much louder than shingles in the rain.
  3. DentsThinner and softer panels can dent in heavy hail. The gauge and profile you choose make a difference.
  4. Flashing and detailsChimneys, skylights, vents and valleys need flashing made for metal. That is where poorly installed metal roofs leak.

Metal roofing questions

How long does a metal roof last?

Often 40 years or more, depending on the type of metal, the finish and how well it is installed. That is roughly twice the life of an architectural shingle roof.

Is a metal roof worth it in New Jersey?

If you plan to stay in your home for a long time, it often is. It costs more up front but lasts much longer and needs little maintenance. If you may sell within about 10 years, a quality shingle roof is usually the better value. We can price both so you can compare.

Is a metal roof noisy when it rains?

Not usually. On a house, metal goes over solid decking and underlayment, which deadens the sound. Most homeowners say it is not much louder than shingles.

Can metal go over my existing shingles?

We prefer to tear off the old roof first so we can inspect and repair the decking underneath. A new roof is only as good as what it is fastened to.

Do you repair metal roofs too?

Yes. We repair leaks at seams, fasteners, flashing and penetrations on metal roofs, along with shingle and flat roofs.

Do you offer financing?

Yes. Financing is available on roof replacements and larger projects. Ask about it at your estimate and we will send you the options.
