Short answer: it depends on what caused the damage. Most NJ homeowners are surprised to learn what’s actually covered — and what isn’t. Here’s a plain-English breakdown.

What’s Typically Covered

Standard homeowner’s insurance covers roof damage caused by sudden, accidental events — what insurers call “covered perils.” In New Jersey, that usually includes:

  • Wind damage — including wind-driven rain that gets under lifted shingles
  • Hail damage — even if shingles look okay from the ground, hail can destroy granules and compromise the waterproofing layer
  • Falling objects — trees, branches, or debris
  • Ice dam damage — in some policies (check yours — this varies)
  • Fire or lightning

What’s NOT Covered

This is where homeowners get surprised:

  • Normal wear and tear — a 25-year-old roof that’s simply worn out is not a covered claim
  • Lack of maintenance — if the insurer determines you ignored obvious problems, they can deny the claim
  • Flood damage — separate flood insurance is required for this
  • Mold or rot from a slow, ongoing leak — sudden leaks may be covered; gradual ones often aren’t

Actual Cash Value vs. Replacement Cost Value

This is one of the most important things to check in your policy:

  • Replacement Cost Value (RCV): Insurance pays what it costs to replace your roof with new materials. This is what you want.
  • Actual Cash Value (ACV): Insurance pays replacement cost minus depreciation based on your roof’s age. A 20-year-old roof on an ACV policy might net you very little.

Check your declarations page. If you have ACV coverage, you may want to talk to your agent about upgrading.

The Role of Your Deductible

Most NJ policies have a standard deductible plus a separate windstorm or hail deductible — often 1–2% of your home’s insured value. On a $400,000 home, that’s a $4,000–$8,000 deductible just for storm claims. Factor that in before filing.

Should You File a Claim?

Not always. Filing a claim can raise your premiums. If the damage is minor and the repair cost is close to or under your deductible, paying out of pocket might be smarter. Get a contractor assessment first — then decide.
