A leak shows up. A few shingles are missing. Now you’re wondering — do I fix it or replace the whole thing? It’s one of the most common questions we get, and honestly the answer isn’t always obvious without getting up on the roof. Here’s how we think through it.

When Repair Makes Sense

A repair is the right call when the issue is isolated and the rest of the roof is in solid shape. Scenarios where repair wins:

  • Missing or damaged shingles in one area from a storm, branch, or foot traffic — if the surrounding shingles are in good condition and the roof is less than 15 years old
  • Flashing failure around a chimney, skylight, or vent — bad flashing is one of the most common sources of leaks and often fixable without touching the shingles
  • One isolated leak with a clear, identifiable source and a roof that’s otherwise performing well
  • Storm damage on a newer roof — if your 5-year-old roof took hail damage in one section, repair is almost always the answer

When Replacement Makes More Sense

Sometimes repair is just delaying the inevitable — and costing you more in the long run. Replacement wins when:

  • The roof is 20+ years old — repairing one section while the rest is degrading means you’ll be back up there every year
  • Multiple areas are failing — if we find problems in more than one or two sections, the whole roof is telling you something
  • Granule loss is widespread — bald shingles across the whole roof can’t be selectively replaced effectively
  • Decking is rotted or damaged broadly — if the structure underneath is compromised, you’re replacing anyway
  • Insurance is covering it — if a storm caused enough damage for a full claim, take the replacement and get a fresh start

The Math on Repair vs. Replace

A common mistake: spending $1,500–$2,500 on repairs on a 22-year-old roof, then replacing the whole thing two years later for $14,000. The repair money is gone. If we look at your roof and think it has less than 3–5 years of life left, we’ll tell you — a repair in that situation isn’t saving you money.
